CARA Ltd is the Cerne Abbas Residents Association. The company is limited by guarantee and has 58 members. CARA owns the communal areas of Cerne Abbas and is responsible for their maintenance. The full range of responsibilities and duties of CARA is defined in the contract of sale of each property and in the associated purchaser’s and vendor’s covenants

Directors

The Directors of CARA are elected from amongst the members. Each of the 58 properties at Cerne Abbas has one vote. The current Directors are:

Unelected but co-opted members of CARA Council (who are not CARA Directors) are:

Paul Shelley (Treasurer)       Alex Kweller      Richard Middleton                          

The Directors meet approximately every two months in Council – which may include co-opted members.  CARA holds an AGM of members, usually in July.  

Nettleship Sawyer Ltd. (whose Agnes Sawyer also acts as CARA Company Secretary) are employed by CARA as its managing agents to collect the quarterly charge, undertake periodic surveys of the communal areas and external surveys of the private properties, and to arrange and supervise some maintenance contracts.

Buildings Insurance
CARA arranges the buildings insurance for all Cerne Abbas properties. Attached are notes to the Building Insurance Policy for the year commencing 18 August 2024.  Nettleship Sawyer’s terms of engagement relating to General Insurance Distribution Activities (GIDA) are set out at the end of the document.  

There have been no significant changes since last year but please note that the attached Building Insurance Key Points are provided for informal guidance purposes only.  The Policy and Schedule contain the full terms and conditions of the cover and should be inspected if you require definitive information.
