At the 2019 AGM it was agreed that CARA would provide cladding of those Phase 2 fascias and soffits which were not accessible other than by scaffolding for the five-yearly redecoration contracts. The cladding would be applied to the rear and side elevations of all Phase 2 townhouses and to the whole of the detached houses. Cladding would avoid the need for expensive and disruptive scaffolding to be erected for such houses during the periodic redecorations.
The work was undertaken in September 2019 and involved removal of the soffits and their replacement with cladding which also covered the fascia boards, while maintaining the appropriate ventilation. Guttering was reused, seals renewed and any broken brackets etc. were replaced.
As before, CARA owners are responsible for periodic cleaning of their fascias, lintels and guttering. CARA’s managing agents (Nettleship Sawyer) will assess any reported interim deterioration of the painted fascias and soffits and arrange for repainting at CARA’s cost. However any repairs required to these painted fascias and soffits before such repainting would be at the owners’ cost. The new cladding product is guaranteed for 10 years and the installation is guaranteed for 20 years
