Safety Review of Phase 1 Properties

The asbestos safety review of Phase 1 properties undertaken in 2017 (requested by our painting contractor) was concluded in April 2018 and the owners/residents were notified accordingly via CARA letter of 18 April 2018:

The asbestos safety review report referred to in the CARA letter is attached:

Asbestos Survey of Phase 2 Soffit Boards

CARA’s 2019 AGM approved replacing those Phase 2 soffit boards which are not accessible by the redecoration contractor’s mobile platforms with cladding which does not require repainting, and which would cover the fascia boards.  The replacement soffits would retain the correct amount of ventilation for the properties, guttering would be reused, seals renewed and any broken brackets replaced, etc.  The installation work is guaranteed for 20 years and the new cladding for 10 years.

An asbestos survey of a sample of the soffits to be removed was commissioned by CARA and no asbestos fibres were detected.  A copy of the survey report is attached:

Additional information was provided by Nettleship Sawyer’s letter of 18 November 2019 to all Phase 2 owners/residents, including owners’ responsibilities for cleaning and maintenance:
